Find Your Home

Find The Right Real Estate Professional

All real estate agents aren’t alike. You want to choose an agent and a real estate company with a proven track record, like Austin & Austin Real Estate.

  • You need a real estate professional with the background, experience and knowledge needed to locate the best options for you in your desired area and price range.
  • You need to understand what’s really going on in the marketplace. Is it a buyers market? A sellers? How quickly do you need to move on making an offer? You need a real estate professional who can explain these things to you and guide you during the process.
  • You need an advocate in the buying process—one who cares more about your satisfaction than the sale.
  • You need a real estate agent who won’t try to push you beyond your established budget.
  • You need a real estate professional that understands the market in Northern Colorado. Whether you’re looking for a home in Greeley, Windsor, Loveland, Eaton, LaSalle or Fort Collins, Austin & Austin Real Estate has team members who specialize in each of those markets.

It’s All About Listening

What does your dream home look like? What kind of neighborhood are you looking for? Is this your first home buying or home selling experience? What are your concerns and questions? At Austin & Austin, our real estate agents will listen closely. And, once we understand your unique situation, we’ll get to work.

  • We’ll answer all your questions and even connect you with potential lenders and other real estate professionals to help the process go smoothly.
  • We’ll work diligently on your behalf and protect your interests. After all, buying a home and selling a home are the biggest transactions most people make in their lifetime!

The Homebuying Process

If you’re starting to look for your perfect home in Northern Colorado, you’re probably spending some time with home buying and selling apps on the Internet. It’s fun to look at homes that are on the market and determine what exactly you’re looking for. However, when it’s time to REALLY start looking, you need the Human Touch. Only a licensed, experienced real estate agent can help you avoid common pitfalls, represent you, protect your interests and get you to closing.

Key Steps To Buying A Home

Understand your buying power by checking your credit score, taxes, 401 (k)s and other financial areas.

Create a realistic monthly budget so you know what you can afford in a monthly mortgage, utilities, maintenance, taxes and insurance.

Get pre-approved for a loan with a lender. This will let sellers know that you are serious and your financing is ready to go when they are. Your Austin & Austin real estate professional can provide you with names of reputable lenders if needed.

Search for the right property. It’s easy to “fall in love” with a property online. But your Austin & Austin real estate professional will go deeper—is it near a difficult intersection? Is the neighborhood in transition? Are there environmental concerns about the area? Is the home in good standing with the HOA? Is the HOA healthy or known for having issues? Can you actually afford a home in the neighborhood you’re looking in? An online app can’t answer these questions.

Make an offer. Once you find the home you want to buy, your Austin & Austin real estate agent will help you determine an appropriate figure to submit to the seller in a formal offer. The seller will review your offer and respond with an acceptance, rejection or counter offer.

Do You Need a Real Estate Agent When You’re Having a Home Built?

Actually, it’s a good idea. Why? Because an agent will represent YOU in all negotiations with your builder. An experienced agent knows how to make sure you’re not paying more than you have to, and that you’re getting the best end of the deal.
