Sealed Bid Sale
Austin & Austin Real Estate has been retained by Eaton School District to sell the former Eaton Elementary School site Located at 25 Cheyenne Avenue, Eaton, Colorado. After much discussion we have decided to offer the subject property for sale by sealed bid process. The process will work as outlined below:
Bid Period: Bids will be accepted until NOON, SEPTEMBER __ , 2024.
Bids MUST be presented on the EATON SCHOOL DISTRICT – SURPLUS PROPERTY SEALED BID SALE – OFFER SHEET, in writing, signed, and delivered to Austin & Austin Real Estate Offices PRIOR TO THE ABOVE DEADLINE, NO EXCEPTIONS!

Minimum Bid Amount: $500,000.00
Deposit: Each bid MUST include a Deposit check made payable to Stewart Title in an amount equal to 5% of the bid amount. In the event your bid is accepted, your check will be deposited, cashed, and becomes a non-refundable deposit that will be forfeited should the transaction fail to close, through no fault of the seller, according to the terms and conditions as outlined in the REAL ESTATE PURCHASE CONTRACT, a copy of which is available on this site.
NOTE: Bids made without an accompanying Deposit check will not be considered.
In the event your bid is not accepted your original Deposit check will be returned to you.
Terms: CASH, no buyer contingencies will be accepted.
Closing: On or before October __, 2024
Real Estate Contract: The chosen bidder shall enter into a binding REAL ESTATE PURCHASE CONTRACT (attached) prepared by Sellers Attorney.
No Buyer contingencies will be allowed, the 5% Deposit money shall be non-refundable.
Title Insurance: Title Insurance will be provided by Seller through Stewart Title Company.
Copies of said Commitment for Title Insurance are available for your inspection.
